6 QUALITY ROOF TYPES
Clay tile

Terra cotta tile, ceramic tile, Mediterranean tile, Spanish tile
The classic look, common in warm climates that mimic old-world Mediterranean architecture. Clay
tiles are curved and rigid, and must be handled with care during installation to prevent cracking. The
tiles are manually layered over a waterproof synthetic fabric called underlayment, then nailed in
place with built-in fastener holes, with mortar added as sealant in key places.
A clay tile roof generally costs about 50% more than its composition shingle roof counterpart.
Though tile is fragile and can be cracked by impacts, weather won’t bother it too much – after all,
sunshine is one of the greatest causes of decay and deterioration, and these are basically sun-
baked from the start. However, all underlayment and sealant mechanisms under the tile will need
replacement every 25-35 years.
Asphalt roll

Modified bitumen or mod-bit, torch down, peel and stick, BUR (built up roofing)
This is the most common roofing type for flat roofs in the United States. It consists of layers of asphalt and fiberglass—similar to composition shingles—and comes in large rolls. Multiple sections and layers will be unrolled onto the roof, and fastened and sealed through various methods (chemical, heat, etc). Multiple layers are used, to provide redundant water protection.
Asphalt roll roofs are affordable and resilient. Older asphalt roll roofs last 15-20 years. Flat roofs from our preferred manufacturers can last 25-35 years.

Silicone coating, roof restoration, elastomeric
Another option for flat roofs, this is a thick silicone-based liquid material, and comes in tubs. It can be rolled or sprayed onto the roof surface, similar to paint. Sometimes multiple coatings are applied, as well as a reinforcing fabric layer between coatings.
Silicone coating is designed to extend the life of an existing flat roof. If the existing roof is in adequate condition, a silicone coating can add another 20-50 years of life, with lower cost and quicker installation than asphalt roll or TPO. ROOFING INSTALLATION TIMELINE
Solar Installation Timelines and Expectations
We’ll provide you with a Project Coordinator at the start of the timeline, so you’re never left guessing when or what comes next. Like any construction project, there can be unknowns. But, after more than 15,000 installations, we know how to manage them. The guide below lays out our expected milestones and how long each stage should take.
You’ll receive regular status updates when your project hits key milestones. There’s a lot that goes on behind the scenes – the part where the panels go on the roof isn’t the end! We want to wow you with the speed and efficiency of our process, while being 100% transparent with the status of your project.
Our team verifies site conditions, takes photos and detailed measurements, and assesses other environmental dynamics, if needed.
After the project has been verified, the finance company reviews the file and grants Notice to Proceed (NTP) with the project. ESP will review the site survey report and confirm that the roofing installation is possible.
Final drawings are submitted to your local municipality’s building and construction safety departments. Many cities review and approve plans the same day, or in a few days, but some cities can take weeks. Similarly, utility submittal and approval processes and timelines vary.
Note that any open permit, code enforcement ticket or any issues concerning unpermitted structures on the property site will cause your local municipality to put a hold on the roofing permit. When starting a project, please ensure that all open permits requests you may have with your local municipalities are closed out so we can get to work promptly for you.
Once approvals are received, your project manager will call to schedule the delivery and set-up of your new roof. The on-site work will typically take about one to three days, depending on the roof size and other conditions. Our crews are trained, licensed and bonded, technically skilled, and highly experienced.
The local municipality needs to approve our handiwork. Your project manager will call and arrange a time to have an inspector from the local municipality come out to review your roof. This may take more than one inspection, in the event that adjustments are required.
SETTING PROPER EXPECTATIONS IS PART OF GOOD COMMUNICATION
At ESP, our core focus is your satisfaction and the success of your project. While the above is an outline of the standard process, construction of any kind can present unknowns. If you’ve ever worked with contractors for your home in the past, that’s no surprise to hear. As projects mature, different things may be needed to progress to the next milestone. There are hundreds of cities, municipalities, and utility districts across California, and many more inspectors of those.
